Permits

If a permit is required by Prince George’s County, it is also required by the City of Greenbelt. Common home improvement projects which call for permits to be obtained include new fencing, housing additions, patios/decks, and pool installations. If you have questions regarding whether or not your project requires a permit, call the City’s Department of Planning & Community Development at (301) 345-5417 or email the department at economicdevelopment@greenbeltmd.gov

Use and Occupancy Permits - A Certificate of Use and Occupancy  http://www.princegeorgescountymd.gov/sites/DPIE/Permits/Applications/Documents/DPIE-permit-applications.pdf is required for every tenant, change of tenant, or when a change of use occurs at a business property and construction is not required. Every business in Greenbelt is required to obtain a Use & Occupancy (U&O) Permit issued by the County before business operation may begin. Even if you have a U&O from another city, you will need to reapply in Greenbelt. In cases where a County Business License is required, the business must obtain a U&O prior to applying for a business license. U&O’s are issued by the Prince George’s County Department of Permits, Inspections and Enforcement (DPIE) http://www.princegeorgescountymd.gov/sites/DPIE/Permits/TypesofPermits/uo/Pages/default.aspx.  

Permit Requirements - Permit Requirements - No Construction - The following items are required for a U&O permit when no construction is taking place: • Property Tax ID (EIN) • 3 site/plot plans showing lot, building, and parking.

Permit Requirements - Temporary - The following items are required for a Temporary U&O: • Property Tax ID (EIN) • 3 site/plot plans showing lot, building, and parking • 1 letter from Property Owner.

Inspections - Site inspections can be scheduled via phone (301) 883-5390 or online. For your inspection, have your U&O permit package onsite and ensure the following:

• Site is in compliance with the site plan

• All equipment is operational and functions properly

• All doors, life safety items, fire extinguishers etc. are in working order

• Remove all debris/trash

Additional inspections may be required by the Fire/EMS Department’s Fire Prevention Office for daycare centers, places of assembly, and special types of events.

Building Permits - A County-issued Commercial Building Permit is necessary for multiple types of exterior or interior construction. Most work that requires a permit are additions, alterations, or replacements of items that would change an exterior or interior plan, and/or alter interior utility placement. Please refer to the DPIE website to see if your work will require a permit, www.princegeorgescountymd.gov/1024/Permitting-Inspections-and-Enforcement.

Sign Permit - The Prince George’s County Sign Ordinance regulates the placement of signs on private properties in the County. Businesses/property owners must obtain a sign permit from the County, and subsequently schedule an inspection with DPIE. Commercial Business License - Non-residential structures in Greenbelt must be licensed and inspected on an annual basis. Contact the Community Development office at (301) 345-5417 for information. You must fill out a Commercial Property Inspection Application prior to getting an inspection, www.greenbeltmd.gov/home/showpublisheddocument/19241/637781110522170000.

City of Greenbelt Building Permits

Construction projects for which building permits are required from Prince George’s County must also be permitted by the city. Applications are available at the Department of Planning and Community Development at (301) 345-5417

City of Greenbelt Construction Permits & Inspection

Any construction activities which impacts the city right-of-way must be reviewed by this office. Depending on the type and scope of construction, a permit may be required. Contact the Community Development office at (301) 345-5417 for more information.

Rental Property Licensing & Inspections - All rental housing in the city must be licensed and inspected annually. Appointments for inspections may by arranged by calling the Community Development office at (301) 345-5417. You must complete a Rental Inspection Application before your inspection, www.greenbeltmd.gov/Home/ShowDocument?id=1224.

Non-Residential Alarm System Licensing - The city has enacted a non-residential burglar alarm licensing and false alarm reduction program. All non-residential burglar alarm systems and alarm businesses operating in Greenbelt must be licensed by the city. Fines are levied for repeat false alarms for all alarm users. Instructions for Non-Residential Burglar & Holdup Alarm Registration

You must register your alarm system with the city, www.greenbeltmd.gov/government/departments/planning-community-development/non-residential-alarm-alarm-comp-license.  Failure to fully complete this form will delay your registration/re-registration. Please type or print all information.

This form is to be used to register/re-register non-residential burglar, robbery, panic, and duress alarm systems. The permit fee is $100, and is non-refundable. One application must be submitted for each alarmed non-residential location in the city of Greenbelt and the $100 fee must accompany each application.

Alarm Business Licensing - A $300.00 Non-Refundable License Fee is required with each registration form. Make check or money order payable to the CITY OF GREENBELT and mail with completed form to:
