Background

Beltway Plaza is located at 6000 Greenbelt Road. In 2019, the property owners, Quantum Companies, proposed site redevelopment. While the County Planning Board is responsible for approving private development proposals, the City has been consistently engaged with the County and Quantum Companies through the development review process.

The developers envision a five-phase plan that includes 2,500 multifamily residential units, 25,000 square feet of indoor recreation space to be dedicated to the City of Greenbelt, and 700,000 square feet of retail space. This project also includes improvements to Greenbelt Road and Breezewood Drive. The City has supported this redevelopment with conditions, and the Prince George’s County Planning Board approved the Conceptual Site Plan in 2019 and the Preliminary Plan of Subdivision in 2020.

Most recently, the Prince George’s County Planning Board approve the Phase 1 Detailed Site Plan in 2021 (DSPs for Phases 2 through 5 would come later). Phase 1 of the redevelopment only contemplates the northern portion of the site. It plans for 750 multifamily residential units, a hotel, 25,000 square feet of public indoor recreation space, and three (3) parking garages.
